Obtain Contracts, Contacts & Applicable Documents (POF, All Addendums, Counters, ) from the Agent/Client.
Create or convert file in agent's brokerage compliance system. Monitor and add to file as escrow progresses.

• Enter, organize, and monitor all important dates.

• Order & track all inspections & repairs.

• Manage correspondence with all related parties to escrow on behalf of the agent. Correspondence can be personalized (signature/logo) as an extension of the agent upon request. Direct Agent correspondence may be text/email/or phone depending upon preference. Frequently available after hours and on weekends for urgent matters needing immediate attention.

• Obtain all necessary signatures, email completed documents and add to the agent's compliance system.

• Weekly summary reports and text or email reminders about upcoming milestones (agent's preference).

• To ensure on time payment to the agent, review the file for accuracy and completeness 3 days ahead of close.

• Close MLS when appropriate & Schedule sign removal.

• Create a Social Media Sold, or just purchased post for agent.

• Obtain all relative listing contracts.

• Open file in agent's compliance

• Email Seller Homework/Property Prep Information if required and any agent's upgrades list requested.

• Set all appropriate dates, live listing date, & reminders.

• Input partial file and upload any photos into MLS subject to agent's review and additions

• Schedule photos, videos, & staging walkthrough if necessary.

• Schedule sign install & lock box install.

• Order list kit and arrange delivery if needed.

• Order / Schedule any marketing materials to be printed & mailed.
